You are a project manager for ABC construction.  The company has decided to reach out into an area of construction they have not worked in before.  ABC has built a good reputation as a school builder and now want to get into hotel construction.

You are sitting in your office, and the VP for operations calls you in and tells you about the development.  There is an owner wanting to build a 10 story 300 room hotel on the south end of town.  The job requires that you put a proposal together stating the following:

Qualifications of your team (it’s up to you to build the team)
Qualification of the company
Past record of performance
Bondability
Financial standing
Your plan of attack for the project
Staffing
Delivery.  How would you package the project?
Schedule
Preliminary cost

As a developer, you would need to provide a GMP to the owner at some point.  This would include negotiating the cost and scope of the work.

The process would be for you to work as a CM at Risk.  Meaning you would be subbing most if no all the work out.

The site is fairly tight with very limited ability to store materials on site.

Again, your company has never done a hotel before.

Tell me how you would proceed in terms of :

Controlling the architect (The architect works directly for the owner)
Finding and securing subs.  This is a private job, so the public works laws do not apply
Controlling the cost of the work through design, bidding, and construction
Working with the owner and the owner’s rep.

Controlling the work of the subs
Setting your office up for success.
